First steps and resources

Hello all,

I'm 38 and have a stable job that gives me a decent income stream. All my money is currently invested in the market but I'm looking to diversify my investments and ultimately establish a stream of passive cash flow that will allow me to quit my job. It's obvious to me that real estate is the most effective way to do this but I feel like such a newbie and don't know where to start. Are there any must-read book/resources that are necessary for successful real-estate investing?
