You may have to go to a Court of Common Pleas (I think that is the comparable court in PA) for the relief you are looking for has two components, damages in the form of money (rent arrears) and equitable relief - possession.

He gives us a call or leaves a note going over the bullet points and one of us has to go in and sign all the checks, put stamps on the envelopes, drop them in the mailbox for our subcontractors and mailman to pick up and this takes us all of 1/2hr a week and saves us more hours than I know (I've never been as organized as him so I don't even know where to start) and is a giant stress relief.

Giving them permission ahead of time to not fix anything or to just leave the mess as is can create a relief for a seller who is selling moms house after she passed etc...I also offer to let them come back and have a private showing when the renovation is complete.

What could possibly happen when you do not abide by the laws and give your partner the legal forms is if your partner wants out of the deal, for any reason, and you can expect that your partner will want out, if your partner sues you then you will not get any type of trial where you can speak on your own behalf nor will you get any relief from the court.

At closing, we got the certificate of occupancy stating that it is a legal duplex, which reliefs me.
