You have two 3b2b and two 2b2b. estimate 4400 sf of flooring. 4400@ $6 sf = $26400 / 8 year life span / 12 months in a year = $275 per month just in floors.

Some are just 30 to 60 days behind but will eventually get there.Best estimate to absorb the defaulted loans today and int he future is about a 3 to 4 year span on the residential side.Now what you have to do is look at your LOCAL MARKET.There are small pockets where prices have continued to rise and short sales and foreclosures are almost non-existent.There was never a down turn in these area.So don't look at nationwide data and say "Why isn't it this way in my back yard?"

You would have to have your accountant look into the possibility of splitting the money up and doing a 1031 with a part of the money being reinvested in the foreign country, and bringing back the rest, This would help you to break up the time span in which you pay all of the tax.
