Building a factory, staffing it, and then getting modules off the line and out the door for a single location is a massive undertaking, and I don't think even the most sophisticated and successful operators in this space would ever claim they could bring 35 factories online... as in, it just isn't possible.

People in these organizations are typically semi-sophisticated so selling on a land contract probably won't scare them and they may even look at it as a benefit.

I also got the impression that F/F, while understanding the basics, might not be sophisticated enough in real estate investing to take over in a pinch.Even for equity relationships of only a few years, I suggest a JV with its own EIN - but not a 1 or 2 pager.
