What ever you lend on as collateral, you need to understand the market for that collateral, be it machinery, farm tractors, cars or real estate.

Fundamentally, the SEC established (in 1934) three classifications of investors: Accredited Investors, Non-Accredited Investors and Sophisticated Investors.  

Building a factory, staffing it, and then getting modules off the line and out the door for a single location is a massive undertaking, and I don't think even the most sophisticated and successful operators in this space would ever claim they could bring 35 factories online... as in, it just isn't possible.

And that is with a sophisticated investor, granny needs a 3rd party advisor IMO as the RE investor/operator will never be believed that granny clearly understood risk.

Procter & Gamble, one of the largest and most sophisticated advertisers in the world reported:A year ago P&G announced that it would move away from ads on Facebook that micro-target specific consumers.

It is much more sophisticated than it seems.

It is also a more complex/sophisticated value add that likely should be attempted by experienced RE investors that are OK with some risk. 

People in these organizations are typically semi-sophisticated so selling on a land contract probably won't scare them and they may even look at it as a benefit.  

If the tenant does own this personal property, it indicates that he is doing work on-site with dangerous machinery. 

I also got the impression that F/F, while understanding the basics, might not be sophisticated enough in real estate investing to take over in a pinch.Even for equity relationships of only a few years, I suggest a JV with its own EIN - but not a 1 or 2 pager.
