It's all about perception, and I won't argue with Jerry's results (I'd love to see that stats), but a handwritten letter to me says "Guy with no $ would like to flip your house to someone that has $.".

Not only do governments have liability but government employees do as well, personal liability in some cases, like speaking unofficially while speaking as if they are speaking in an official capacity or giving that perception.

I'm a big fan of cash as I can see how loans and interest, along with fractional reserve banking is a factor in societal decay....but that's another topic on it's own. 

Anyway, it sounds like your perception is with regards to the investments that you are doing. 

While this is in a nice area and on the water the perception of the area has kept prices depressed.

Not to mention the major shift in my perception and mind set surrounding real estate since jumping in.

It would be great to hear from investors who use turnkey providers because of convenience\ease or the perception of less risk.
