I just want to know what insurance I need to carry, if any, when I'm the investor(middle man) in a Sandwich lease option and which insurance the Seller and Buyers need to carry as well? thanks!

They've been on the market for a while, so it's safe to assume the seller's may be getting very motivated and even possibly frustrated with their Realtor not selling the home.My question, first, is it possible and second, is it "stepping on the Realtors toes" to speak directly to these homeowners and offer them a L/O solution?

The Lease Agreement deals with the lease portion of the transaction, and the Purchase Agreement deals with the Purchase Option.As the owner of the property, you're likely looking to get it sold, which is why you're doing the LO in the first place.

I too have been attempting to sort through all this L/O and SAFE Act manutia.I've read of a couple alternatives, like having a standard lease parallel to standard a purchase agreement, with an extended escrow closing, 12-18 months out.
