I have found a number of other users posted this question in the forum over the years but I cannot find a resolution anywhere.The way the Rental Property Calculator derives the "Profit if sold" number seems to have an error in it if you are using the function to increase the rental rate and expenses each year.

I recently listened to a real estate rookie podcast in which the new investor was looking for a similar property and mailed out letters to specific properties in a specific neighborhood in order to find off market deals. 

BiggerPockets Rookie is a great place to start because it won't be over your head.3.

I will learn along the way and always remember they’ll be mistakes “common sense” learn from the errors.

You can look at the median error. usually 6-8%.

I tried doing that with my personal credit card but am having errors preventing me from doing so.

You could read 100 books and still not know enough because certain things must be learned through trial and error.
