Greetings from New Jersey,A seller I contacted through my probate marketing campaign has recently got back to me and revealed he has a reverse mortgage on his property and wishes to get rid of it and claims he wants “nothing” to do with it.

Some experienced, competent agents will have an agreement with you up front where you make up anything less than a 3% commission offered to the buyer agent side......but, that should be revealed Before even showings of those properties are scheduled, let alone an offer even made.

That doesn't mean you can't add some variety.

Of course property inspection shouldn't reveal any major issues.

I recommend doing this with a few contractors, so you get a variety of opinions and see their different approaches to the same property. 

Now I have a new problem.After title search, it is revealed that in addition to the known back taxes, the seller also has mowing liens.

Pretty much the opposite of cap rate....the wide variety of answers and points bring brought up has shown there's not agreement around this idea of buying cash flow vs investing in assets.  

More will be revealed as this process unfolds I'm sure.

My preference is to renew as per contract or that they would reveal the minimum commitment they are able to make, and we’ll write up a short term lease at a higher price - flexibility and stressing out the landlord should come at a cost.

Credit check revealed excellent credit scores, but also an incredibly high debt-income ratio; otherwise, no delinquencies or criminal background.
