I'm going to close and resell as fast as possible, well we will spend $40,000 on the remodel.  

This is a good time to open up the place and make it 'great room'.IMO, this is way more than $40k Rehab cost...you're almost doing a complete 'to-the-studs' remodel here.....Hint - you'll need to run a ground to every outlet and switch, plus adding a lot of outlet locations and in some rooms it will be easier to just demo the drywall.

A few things to keep in mind when obtaining an FHA 203(k) loan:1) Improvements paid for with a 203(k) loan must generally be completed by a licensed contractor and are subject to approval by an FHA appraiser as well as oversight by the FHA-approved consultant if it’s the standard loan option.2) You must develop a remodeling plan, schedule, timeline and put it in phases. 

Then I took out a HELOC to buy the second house hack and did an FHA 203(k) loan to remodel and expand the main house and convert the garage into an ADU.

Used remodeled versions in parks go for $70-80k. you can buy a fixer upper one in a park for $30-40k.

Not completed yet, but we will be replacing windows, and doing a small interior remodel to add a second bedroom What was the outcome?

I sign up for this all in 2019 for this is the first time I’ve logged in.I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.Any help or ideas would be awesome!
