Hi, i'm looking to purchase multifamily apartments in the next few months ranging from 5-40 units.

The cost of adding a bathroom typically ranges from $25k to $60k for a full bath, or $6k to $12kfor a half bath.

The initial effect on mortgage rates was a subtle increase in long term bond yields, however in comparison to earlier this summer residential and commercial mortgage rates are down considerably.For example commercial lenders were in the 7%++ range just a few months ago, and recently are as low as 5.5%-6% and falling.

Prices wont come down enough to justify buying as a rental, rents could be rolling over and interest rates will be range bound for a long time. 

Hi @Chris Heeren,I've mostly looked at Multi Family - 2-4 units but am open to single family homes and small apartment buildings depending on the price range. 

Look for Single family house in the range of $200-$250k.  

It feels more negotiable than before. 2-3% is the range I see.

Nice places in the $250-350k range then several in the $150-175K range that either look updated or like it needs to be renovated.  

My partner and I own a portfolio of STR's here as well as do flips and mainly work with fix and flip investors.Right now in the market we're seeing 50% of sales coming from the $350k-$550k sales price point and another ~25% of sales coming from the $1.8M-$3.5M range.
