Of course, track record and conservative vs. aggressive underwriting/promotion play a role in the reality of what you're hearing from any syndicator. 

Per other comments, I would not only ask for the last 3 client referrals, but I would also be asking contractor for general scope of works and their timelines.  

Yeah, let me take 6 months to get a $4,000 spread on a ramshackle house instead of getting a referral commission by connecting two parties out of state using my real estate license. :)
