Also don't like paying for unnecessary annual subscriptions when old quicken software works fine for me.  

I'd recommend building your team out before you start looking for a deal to avoid scrambling and putting unnecessary pressure on yourself.

@V.G Jason I wouldn't let the DD prevent a purchase. 

I did speak to an attorney and she also stated that Dallas county is tenant friendly similar to Chicago, it's not uncommon for judges to change court dates at last min and give tenants unnecessary leeway. 

Unfortunately the placement of a water heater in close proximity to the water and vent hook ups is preventing the tenant from fitting a washer and dryer unit set up in the cabinet space provided (side by side and stacked config not possible).

After closing I heard that the area is known for the windows to be sealed to prevent break ins.

How do you handle preventing this? 

This prevents them from replacing the 10-pound Chihuahua with a 150-pound Rott. 

I did compensate some with a free month and a lock to replace the cut one but that was a business decision to prevent negative word of mouth.
