DF is a necessary regulation, but let's not pretend regulation is cost-free.  

I have sat through teaser presentations of the "We buy houses" type of seminars and they describe "sitting across the kitchen table with grandma", pretending to be interested in her life so she will "sell" you her house for pennies on the dollar.

Any direct or indirect transaction with disqualified person is prohibited, regardless what you read online or someone pretending to more knowledgeable than you tells you.The bottom line is: IRS rules prohibit any direct or indirect transaction between qualified plan and disqualified person.

As an investor I wont pretend to be an expert in everything, like for example if I need to install some new fixtures I can get my ladder or step stool and knock that out with no problem, but if I need to rewire a circuit breaker or get an old house up to code I will call an electrician.  

I regret the mistakes I made on this previous project, but I'm not ashamed of those mistakes, and I'm not going to hide them or pretend I was anything other than ignorant and probably just plain stupid at the time.

REIA's are good just sort out the pretenders from the real players. 

There are a lot of people on BP that pretend that the “smart investor” only invests for appreciation.

I'll probably ask my lawn care guy to go over an pretend he's collecting a bill for lawn care that he did last Summer just to see what the occupant says. 

Bandit signs are illegal obviously, and I read an article that said that the city is pretending to be customers calling on signs, and then giving them a citation.

It is not usually difficult to identify who is active, who is starting out, and who is pretending.
