Mentee's have to realize that there needs to be a true value exchange.

The process you are referring to is what we call a consolidation exchange, where you would sell multiple properties to buy a  larger property.

In exchange, the former homeowner lives in the home until their death rent-free.

However, there were also multiple instances when one or both of us felt dismissed or disrespected during our written and verbal exchanges with Ryan.

I'm thinking about doing (my first) 1031 exchange into a 4-6 unit property.

I never heard of a 1031 exchange, dscr coverage, etc before I came here.

@Jaime Felber If you have a lot of long-term tenants and the homes are pretty old, many park owners I know usually negotiate a fair price in exchange for just selling the home and receiving lot rent.

It takes a bit of time but unless you have some great legal advise and follow it precisely, the promised anonymity is not there in most cases.
