I get calls and texts and yellow letters and postcards all the time offering to "buy" my property.

LOTS of companies that send just postcards, so most of those are the same (evergreen, etc). 

We are looking at post card designs from Yellow Letters as templates, but we do want to re-word them to suit our business.

I've researched doing postcards, SEO, bill boards, and even radio ads; is anyone doing these and are they effective?

Shadowing seems to be a logical step at this point, for a guy who is having trouble getting started, and in turn, I would soon be able to develop my to-do lists/routines/business model...Or maybe I should I try a few ads in the paper & online, bandit signs or postcards to see if I can start getting the phone to ring without spending too much and learn on my own and not waste anymore time?

Before the 2nd weekend I had a couple hundred postcards sent out to select homes in the neighborhood generating a lot of traffic again for the 2nd open house.

A stamp costs $0.49 for first class, I think $0.34 for a postcard.

I have seen some people use white letters professionally typed, postcards, and yellow letters.
