They are renting for about 2800/m for a 3bed/1 1/2 bath.I'm trying to swing in around 2100/m and am trying to put some polish on the place to get it up there.Right now I think the product I have can rent around 1800/m and sell quickly.

Well I did that and now I'd like your help to polish them so they are realistic and attainable.

You want your file on their desk to be as plain, boring, and polished as possible to ensure things go smoothly and possibly improve your rate.

And a few (3) rentals is a good track record to flaunt.A lot of people like to deal with "polish" in real estate and finance, and while I don't know what you sound like in person or on the phone, perhaps there is some issue in presenting yourself?  

I took the L for 10 years and watched Greenpoint/Williamsburg change from Polish/Italian/Latino to hipster/artist to Wall Streeters boarding the train with a suit and tie.

You will find brand new people to the game and those that have been polished with years of experience, both good and bad.

But their trade mark of really bad English and over-polished phrasing remains.
