I dont differentiate between the stereotypical flip vs BRRR type property because I want multiple exist strategies so I can mitigate my risks.

Is there a way you can adjust your model a bit so that it self perpetuates in a manner more sustainable considering changes in your work/lifestyle preferences? 

I was the stereotypical broke college student who became more broke after moving up to Virginia.

It's really just a matter of time before 2-3 of them get out and maul a kid, which is a shame, it's "owners" like this that perpetuate the breed as the problem. 

The tenants seem so stereotypical: my tenants complained that one squawed at them for having an old truck, I smell pot flowing from the property a lot, they rarely do yard work so it looks bad, act like a much of hippies, and have a rock band!

One suggestion was to have members to stay on in perpetuity but that is not practical.  

It's ashame there are so many stories that backup the stereotype of turnkeys being garbage.What I was also really wanting to drill down on is the numbers you are looking for with a turnkey.
