At this point I will de-title the mobile home and make it a permanent dwelling. 

I would also want to keep him as a permanent tenant.   

However, that's what many divorced people said before their spouse tried to take them to the cleaners.You will  also need to consider the events of death or permanent disability of one or more of the owners/partners.

They really add up fast.I am subscribing to this topic because I have a rental (on a permanent foundation) which has been moved more a second time.

Allow them to move-out permanently, break the lease without penalty, if they would like to.Unfortunately, unforeseen events happen.

I'll definitely let you know whey we make it over there permanently.

I would definitely talk to your bank that is giving you the line of credit and ask them to convert this home to permanent financing now that it is renovated.  

If you're keeping the rental long term AND you have already decided you're going to tile the surround, without a doubt replace the tub now, it's money well invested.Reglazing is not a permanent solution, there are limitations to use that a renter won't honor either.

I think I was just impressed by the integration with vendors such as Uber/Lyft, etc, where you have a lot more flexibility with the approach;  variety of drivers/routes, access to several different target markets, and it's less permanent or less focused to just one vehicle like a bus ad or a car wrap.
