My guess is that more bedrooms is going to outperform most 2 bedrooms if everything else is equal.

Rentals will outperform the stock market, coupled with lack of housing will keep the Buyer demand pent up. 

Can you put the cash to use somewhere else and out perform that debt?

Over time, the IUL is more likely to outperform whole life because the growth is linked to the equity markets rather than the debt markets.

If you pick the good neighborhoods that's comparable to picking the good stocks which would clearly outperform those.Anyways, that does not change how great your success was, so congrats for this :)

The investment owner loves the fact that their investment, while maybe costing more on the front end, outperforms their expectations and the fact that extended occupancy also leads to increased rents in most cases.

If you look at core CPI, all the housing markets analyzed have greatly outperformed inflation and CPI.
