I was defended with tenant’s attorney eviction appeal motion that due to CARES act I was supposed to give 30 days notice instead of 3 days notice for non payment of rent since my Unit is covered property & has a loan by Fannie May.

They also tried to illegaly gain entry into the home to “check smoke detectors” which wasnt their responsibility as per their own lease & luckily i knew my rights, said no and that they needed to show proper notice.

When I closed on the property, I put an ad on Craig's List and we did some minor cleaning, paint touch-ups, replaced all the light bulbs to LED, and replaced all the smoke/CO detectors and within 2 weeks, the place was rented.The property was listed at $116,900 and after negotiating, we settled on $114,000 with a home warranty.

Beginning in 2017, this fee will be eligible to be collected in the month of August.A $3.61 monthly surcharge may be collected by the landlord for the Systematic Code Enforcement Program (SCEP) fee.A $3.00 surcharge may be added to the rent for the installation and cost for a hard-wired smoke detector or a combination smoke/carbon monoxide detector.Meaning, if you pay for utilties, you can add 1% of rent per year, I believe up to 5%.

At a minimum make sure you have smoke detectors in each bedroom and in the hallway leading to the bedrooms.
