There are no lots under $50K south of Pine Island Road, where the city is more built out.

You gotta be brave though, I drove over there the other day and except for Pine St, it was still a bit creepy

We just collect them and put them outside.Right now it is Western pine beetles.

. :)I think there is a huge play for the 20 to 30 year olds to diversify and buy logged over tracts that are in great growing sites.. its easy to determine department of forestry has it all mapped out and on line.set it and forget.. the Coast ranges are the best as they are not prone to fire which is the really the only risk. doug fir does not get the pine Beatle so I would stick to doug fir.I know there is money in hardwoods but you need a lot of acres to generate larger chunks of cash compared to softwood.  

I'm currently in Pine Hills and it's been difficult to find anything in decent shape under 225-250k, let alone a 3 unit. 

Homes in the two cities we're looking into (Pembroke Pines & Cooper City) are still well into $400K+ category, but there's this home that's up for sale that's listed for in a neighborhood that my wife and I like.
