Same thing happens when somebody garbage picks a couch or their kids go over a friends house.

You have to pay somebody enough for an incentive to get off the couch or to change jobs. 

I would say just go through the normal procedures of what you have to do with abandoned property - don't treat this any differently than if the tenant had left behind couches & trash, etc.

If you buy a house, please know that you'll have couch surfing in the undergrad community and your property will take a beating. 

What do you do about tenants throwing couches/ large furniture in the dumpster at apartment complexes?
