Do you know the material cost?

It is true that it could take up to 5 months to get permits approved but we haven’t seen any issues with materials.

But, in this case, I am assuming $45k will not even cover the material costs of a whole house, let alone any contracted labor.

Many of the cleaners or contractors locally will have a network of people for handymen, HVAC, Plumbing, etc. so reaching out and setting an agreement in place has been helpful - if you agree to be on call for us, we agree to pay you $$ for the service call + any additional time and materials on top of it. 

If that is the role you are looking to file I'd think you would be paying between 5-10% of project cost.If you are actually looking for this PM to hire subs, write contracts, schedule, order materials...essentially acting as a GC....I would expect you to be paying between 15-25% of the project costs.I can't speak specifically to your market, but those are some ball park percentages based on my experience here in Chicago.

Mind you, it could take years before this materializes but, personally, if I have to make a 7% ROI, I rather invest in a safer situation.Conclusion: I'd put it on the market at the price I'd want to get.

Therefore, when I spoke with Kevin he was able to provide me with receipts of the materials he ordered in which I paid him to do.

I also include large sewer costs if piping material is clay or cast iron.

Also if you're planning on keeping it a sewer scope inspection would be an intelligent thing to do.That will give you an idea of what you have , and some intelligent discussion material to talk to contractors about regarding finishing it up to a closed state and repairing it . new windows new doors new wallboard fix ceiling etc ...

Some get materials cheaper than others and some have more of an eye for design than others
