As @Eli Konig mentioned above, going into RE right now without a lot of experience and without knowledge of a local market I think makes TK a decent beginning option.I've been in communication with REI and going through their process right now.

Sounds like you've stumbled onto a tremendous investment opportunity, if you're willing to take on the rehab risk you mention above.

So if your using margin at let's say 12% interest rate, to do the mentioned S&P gaining at 8% or heck let's say 10%.... congratulations you just found a neat way to go a couple hundred thousand into debt.

That violates the Takings Clause.MD can be distinguished (in fact MD was mentioned in the decision) in that there IS a process on the books for the foreclosed owner to petition the court for the surplus.

Definitely focusing on offmarket or even on market multifamily homes (minimum 4 units). started off in real estate development last 2 years but the paydays are brutal building then waiting to sell.So now looking to switch up strategies to purchase cashflowing properties and then get back to ground up construction or even possible fix and flips. 

That cost is for 17-18 piers - this was consistent between the 4 contractors we got bids form and we are waiting on a response from the engineer about how many he feels are necessary.
