I've looked into investing in manufacturer homes and using seller financing to move them,  however i haven't heard of wholesaling them.

Just be sure to research and follow the manufacturer's instructions for prep, or you'll be doing it again in a year or so.

You can gain experience in chatting with potential sellers - no one is born with this skill, it is manufactured by you.

Nothing beats knowing the local rumors as to which manufacturing plant is opening or closing - or whether schools are expanding or contracting.

I may profit by rehabbing because I (a) am a licensed GC (b) own a full retail renovation company that creates a volume i can (c) leverage with manufacturers for direct supply and volume discounting and by which (d) I have the full management and operational team at my disposal to perform on my properties at cost.

You're sending your drawings and tech requirements to a manufacturer in China, they make a house for you, ship it to your location, you hire a crew to assemble that house in your place.

Does anyone know what type of financing is available if I want to purchase a manufactured home on a brick foundation as an investment property?
