It's my understanding that the city is responsible for all the piping up to the curb stop in my front yard and I am responsible for the curb stop to my property.Yes from the water meter to the house is generally the owner and from the main line to the meter is generally the city.. 

Cash flow is mainly a mechanism of leverage in the deal.

We mainly own SFR and do LTR but last year we added our first STR and its been a great experience.

The main property will be my primary residence.My biggest question is, what kind of foundation would you use, (that is to code and will pass inspection/permits in Charlottesville) that is either relatively easy DIY or cheap to outsource.

I made the layout more user friendly, added a whole wall of closets in the main bedroom, totally gutted kitchen and bath.

Overall though to answer your question, there is some supply glut in the RRG area so those older properties with less amenities are struggling some.

There are other communities that would have better opportunities to cash flow.Although there is no guarantee of future income on any STR, I believe that 2025/2026 we will see a good increase in travel, mainly due to EPIC opening and the overall attitude of 'the people' coming off of the election.

However, this structure provides two main benefits: 1) I don't have to build a big marketing machine to raise money.  

They used to be marketed with all of the other homes on the main search page, but a user had to go into the filters and specifically select the "FSBO & Other" tab.

My main concern is whether it's hard to meet their criteria for properties and secure funding.
