There are markets that have built in "gotchas" like the rising cost of insurance in coastal FL, regulations in much of the west coast states and property taxes in Texas; however, the deal itself is the most critical factor.

Is it driven by higher rents in that market or what's the underlying factor from what you have seen?  

The main challenge was that there was considerable deferred maintenance.

Currently content is a big factor is rankings. 

In his experience, Memphis’s higher-than-typical rent-to-price ratio sounded great in theory, but property management turned out to be a huge factor-especially if you’re not local.
