Flipping homes can be an amazing business model but there is definitely a higher chance of you losing money then other avenues so if your afraid of costly mistakes that might not be the best way to start then.

I only give them a short time (usually 5 days total from the contract to hold) to meet for the lease signing before they lose their exclusive rights to the unit, so this prevents someone from dragging their feet after they've signed the contract to hold.Once the lease is signed, I take down the ads and send out emails to people in mid-marketing flow letting them know that the apartment has been rented but I will reach out if something falls through.

You will want to insure a number of things as an MTR landlord: your interest in the building itself (owner's policy), your contents (owner's policy), your interests if a renter or guest is hurt on-site (landlord policy), and possibly flood, wind, lost-income policies.

I recommend you find a way to give these animals away before you lose control and end up on a reality TV show.

Long term I think you end up losing your shirt here, so if you can get out without too much damage I'd take my lumps and move on.

They are there on time reliably, do a good job managing inventory/off site laundry, and generally do a good job cleaning overall.

The risk is too high of losing everything.

There was a recent webinar, bottom line, it looks like Darryl Heller sold off many of the ATMs, didn't pay the people who put the cash in them, didn't pay the stores that have them on site, isn't providing information to David Zook's team that the court has ordered and is racking up something like $50k+ a day for not doing so...it is a complete mess and seems like there are only a fraction of the ATMs that might still be producing money but the company hired by Zook to get their hands around all of this is running into many roadblocks because Heller's team isn't providing info.
