Personally, I would do both because if the stair nose trim comes loose there's nothing to keep the floating floor from skipping away.

I'm sure I'm missing a couple others.I remember mentioning this when I first moved out here and how I was genuinely fearful from a public safety standpoint and then a year later October 1st happened :-(Plus on a better note, Golden Knights + Raiders + eventual NBA team (inevitable)...bound to bring an ounce of stabilization in rougher times.

At this point we don't know what to do because maybe we are afraid of loosing what we have built so far in savings and equity, but also because we have a new member of the family that we want to make sure he has a good future.

You can loose a year of cashflow very quickly to unexpected roof repairs, furnace or air conditioning replacements or even exterior painting for a random C of O inspection or a shocker come tax time.

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

I could even supply them with my lease with the current owners name since I will be bound to the current lease after property transfers to new owner (me).Thanks in advance for any advice you can provide and please let me know if you need anymore info.
