You're going to have to pay a broker one way or another, MLS access, E&O insurance if your broker doesn't cover it, post licence education (might vary depending on your state), continuing education, etc.

If you can get it into a constant flow, it should be fine, and you make at least %40 more, I would also consider getting a STR licence as an owner occupant since you are currently living in it that could also work well.

If one needs a RE agent licence to sell real estate, can it be from any state in the USA for any type of property?
