Hi Sarah, i went to petscreening.com but it seems to only apply for property management companies, I'm a small individual landlord, do you know what proof i can ask from tenants?

I realize that the unknown fears are what holds many people back in the landlording realm.

I can get a primary without a STR endorsement, and I can get a landlord policy.

I ultimately decided to look out of state where the price points were more affordable and the numbers made sense + landlord laws are more friendly. 

Study more being a landlord and the importance of agreements and especially sec 8.

Keep in mind that landlords in expensive markets aren't making an profit (cash-flow) on rent.

Just this morning we spoke with a landlord that has a tenant arbitraging his property, and it's doing well enough that he would like a shot at hosting himself.

The tenant is now citing 1941.1 and implying that I need to pay for monthly spray.Under California Civil Code §1941.1, landlords are required to maintain rental properties in a habitable condition, which includes ensuring the premises are free of pests that compromise livability.

Brooklyn, Manhattan and Western Queens are good areas for this and townhouses/ small landlords will probably give you the most opportunity. 

I’d like to have someone review the property and help identify specific areas that may need to be brought up to standard before I proceed with landlord registration for the program.Additionally, I’d welcome any advice, suggestions, or insights from those with experience in this process.
