Hello everyone,I wanted to get your thoughts on the following rental application for a New Jersey property.

I am on verge of firing one broker who has parked three of my spaces in South Jersey with hardly any showings.Being as we want to get our property in front of people who already own businesses, we are looking to buy a list of local operators in our area.

I strongly recommend that you find a Central Jersey VA loan specialist, confirm/deny anything I have mentioned here and get a firm understanding of minimum timelines between VA loans too.  

Basically the textbook stated that, there is a new law in New Jersey, that if you try to sell a co-op, for the same amount or less then your investment, but aren’t successful after 4+ months on the market, then you can rent it out, regardless of any lease bylaws the board of that co-op has for renting. 

I invest in New Jersey and soon hopefully Pennsylvania and I’m not quite sure what type of commission or flat fee I’d have to pay a brokerage firm to accomplish this.Any of you guys have some insight on this?
