Ironically, the tenants have been amazing and always paid on time while having a very low turn over rate.

I expect the C class tenants will have less reserves and therefore more difficulty making rent than the B class tenants (but ironically only 2 tenants have talked to us about potential issues and one was from a B class unit)when they loose their jobs.  

Observe the market, play it safe in these uncertain times and then strike when the iron is hot.

The most ironic thing is that one of the free things the government already provides to people is HOUSING.

But one of my former tenants poured gallons of Drano down the drain when it would clog and I’m hoping the old cast iron sewer pipe survived that.

I am looking to replace the cast iron drain pipe with a PVC scheduled 40 4" pipe.

Should you, me or anyone reading this start down the road of real estate investing (With an iron Will to see it through, even though it will only ever be a source of income and a necessary, although not particularly enjoyed venture?)
