@Patrick Scifres@Douglas Skipworth  there is no bar to entry to wholesaling.. anyone can do it ergo the attraction.. along with all the on line stuff that says this is the place to start then do buy and hold then retire on your rentals. its a progression.But as we know sellers are sellers whether they are quote un quote wholesalers or just sellers and sellers often give out mis information sometime or many times unintentionally but its still bad info... its why us RE brokers earn the big bucks and if we give out bad intel there is E and O insurance to go after if a client has been injured.. try to get that from a wholesaler or seller  :)  double taxation a Memphis specialty..
