If individually, I would only make an offer on one and negotiate from there - with 4 involved, you'll have a better chance of 1 of them being more motivated and he/she will influence the other 3.  

That will influence what type of house you want to buy and how much you are willing to spend.  

The Stapleton influence in the area is under-rated at this point, IMO, because it's seen as sort of a "bedroom community".

If you are rather new, it may influence others to some degree that you are successful enough to swing a new car, you're not a total dead beat (LOL), I see through such things, but others may look to your stature and it may help in obtaining business, a more favorable impression. 

The thing I would question or alter is your breakdown for personal day-to-day expenses and whether that could be reallocated more aggressively towards investing in your business or other streams of income, which could also be dependent or influenced by your "other streams of income".Ultimately the allocation should depend on your business and investment goals.

You can try to influence it by improving your unit(s) on the edge of a higher priced area and catch some overflow, but that's very hard to do in the middle of an area.2) HOA's typically only take care of external maintenance.
