That's not much information to go on, but on the surface you've got a 2% property ($1500/75000) which is kind of the 'holy grail' around here.

Ultimately, the one thing that I'm going to do is to refi when I hit the 10 year mark or so on all my properties.Everyone seems to think that the holy grail is to pay off their properties and never to reset the clock.

In my experience in commercial property investing, we always use Capitalization Rate, Cash on Cash Return, and Debt Coverage Ratio as the 3 most important numbers to look at when buying a commercial multi family building.The "holy trinity" as it's called in this industry is: 8%Cap - 12%CoCR - 1.6 DCRWhen you say you should never use it on a commercial property, what do you mean?

I have considered this for some of my apartments in Harrisburg with all the state workers, HIA, and some of the local hospitals (Harrisburg, Holy Spirit etc.).

That's kind of the holy grail of 1031 investing right there (in second place is dying and leaving the property to your heirs at a stepped up basis - but thats a distant second).And the reinvestment requirement is two fold.
