True True. the only reason I was worried was because I was audited on my personal side and the irs agent went overboard and I had to hire a lawyer to protect me for harassment because he was going overboard on the auditing.

@Mary Joe I am a relatively new landlord in NJ where laws are very similar to NYC and i think you are beginning with the wrong question as in you need to provide service just like any other business but unlike any other business you are providing someone a place called "home" so you need to understand that and treat a tenant not like a pest but like a decent human being - that said there a con man out there who will harass landlords or take advantage of tenant laws- the key to avoid them is screening.

Unless they have assets that can be confiscated, like a car they've partially paid off, good luck collecting anything.You'll first need to sue and win.Collection agencies harassing on the phone is the weakest play in the book.

I'm the common area property manager for a shopping center here in California (my family owns the gym located within the shopping center, gym is currently closed due to COVID, parking lot is empty).I received a call from our landscapers about a man who was harassing them, telling them they can't be spraying weed control whilst people are in their cars with the windows down.I've noted that this car/individual has been there for at least the past month during prior visits but didn't think much of it at the time.
