The tenant was previously told to keep the area clean of any debris and she is generally on top of things but at the same a pain with requests (she wanted me to install shelving in the basement at my expense, at move-in she said the property wasn't clean because there was 1 hair in the tub -I think we all know this kind of tenant).

The BK plan does not include "future debts" only past.A lease or rental agreement already in place at the time of BK can be included and the landlord is an unsecured creditor however the tenant who filed BK has to affirm the housing or surrender the housing back to the landlord.
