I'm also a U of A wildcat, so that's another reason I'm fond of the area.

Thanks @David Rupp I'm not overly fond of Charlotte mainly because the interstate layout is ridiculous -- i live an hour away in a "country" setting :D -- much quieter! 

As soon as you move, it provides you a little income.As people here are fond of saying, "It's hard to lose money when you're making a profit."

I see myself as being a buy-and-hold guy and am not too fond of the idea of being an out of town investor.

The trade-off is that you'd have to go to Newark, an area which some people are not very fond of.

Regarding flipping it, your market will tell you how it is perceived,  in the northwoods of WI (where i own 3 of them) there is a slight diminished value around 10% compared to site built, but not always. in the Fond du Lac market where I worked from 2006-2015 there was little to no stigma attached to modular homes, I have flipped and sold several over the years.  

I am looking for contractor recommendations in Fond du Lac Wisconsin or nearby areas like Oshkosh or Ripon.

I'm fond of it.
