It seems like you have a 1 central system that feeds all the units so you're heating price might be different.

Put some key words in like Oklahoma and you will automatically get s feed with any conversations taking place online, That's how I found you. 

I manually set holidays and special events in outswitch and apply a multiplier to the base rental rate for that period of time.Outswitch can connect to multiple booking channels but HomeAway/VRBO connection can only be done through RentalsUnited, a booking channel aggregator that I'm currently demo'ing but don't have enough experience to comment on yet. 

Many people rent out rooms, apartments or homes nightly without going through proper channels but I wouldn't do it without having a good plan-B, in case your neighbors are not really cool with it.
