It's sad that we treat this as exceptional behavior rather than one that is expected.

There is a reason we are called the 20% or the 2% or whatever but the exception, because most live a life of woulda, shoulda, coulda DIDNT.     

The people who enter the forums just want to learn with nothing to give at this moment except the willingness to learn first.  

Unless you are in one of the exceptional markets with a 1 of a kind property I would recommend doing any flip that remotely approaches 70% LTV, I am seeing a lot of 60% LTV projects, those investors with make money. 

And you're almost always right too....except when you disagree with me 🤣 

There may be exceptions for relatives or if you are a salaried employee, but I doubt those situations apply.

A simple one page option saying. 1) I understand because of your circumstances you’d like to lease  MTM.2) I don’t usually do MTM leases and it’s harder to lease my property in the “winter”3) because you’ve been such good tenants I’d be willing to make an exception for you at the rate of $x+$200 with the stipulation your provide more at least a 31 day notice to give me time to find a new tenant.

A Mynd employee never actually goes out to your property except to show or inspect it.

Except in real estate the price is already so murky it won’t be as noticeable.
