@Todd Kozak  The Federal FinCen new regulation called the Corporate Transparency Act (CTA) requires ALL LLCs/Corps to register by December 31, 2024. 

The amount of STRs that will pull out in non-regulated areas will flood the LTR and MTR markets I am presuming.

This lets you bypass the traditional bank financing with many rules and regulations.

I’m not sure what the rules,regulations, restrictions are for renting out basements, so I’d appreciate some input from people who have done this before

You can focus on properties that have strong rental potential to generate steady cash flow, helping you pay down the mortgages over time.Once you’ve established a solid cash flow and built equity, you can scale by adding more properties gradually.

You can search your local area to establish comps through visiting various short term vacations sites (Verbo and Airbnb).  

If you buy a pre foreclsosure and sell it within a few years you owe the owners who sold it to you 70 or 80% of whatever you made.. thats why I no longer do foreclosure rescue.. it just takes one person to file a complaint with the AG in states where this is highly regulated and it becomes a very stressful for you.
