As for investing in university towns, I would endorse that as I myself have targeted towns that are undergoing rennasance revitalization .

The check came in last week from the insurance company, was sent to the lender to endorse, and they just put it in the mail Wednesday.

Standard DP3 policies (insurance for rental properties) comes with $100,000 but we always inctease it to $300,000 since it is a cheap endorsement.

We have title insurance in all properties, so what would be the best way for endorsement and at what cost?

(RC - Depreciation = ACV) If you have 10 year old cabinets your going to get the value of those cabinets minus 10 years of depreciation.Agreed Value (AV) - AV is an endorsement you can get through some carriers that states the insurance company agrees to pay a certain dollar amount in the event of a loss regardless of the replacement cost.
