Hey Jon,very similar paths on this side as well. 45 years old still running a business but we have 18 LTR's and 2 Higher end STRs. 

If sales prices in the local real estate market are increasing, as they are now in much of the country, there is less risk in taking on a project like this. 

However, my perspective is more cautious, driven not just by statistical analysis but by firsthand observations in the field and insights from investors and developers across the country.

We take on 100% of the liability, do all the work and sometimes even put our own cash on the line and only get a portion of the deal (sometimes as low as 30% or even 20%).If I want to know more about Phoenix (as I buy hotels all over the country), hope I can chat with either of you.

There are just too many..not even outdated sales tactics.. but FLAGS that are affecting my decision to go down this path.

But it’s not my fault that that (smaller) investor does not make sure that no DNC-registered number is ever called by his out-of-the-country VAs in the first place… In any case, like I said, pure speculation on my part.I own properties in various states, but it seems that my half a dozen in TN get the most attention from them.
