So I am not too sure how you can think about a note or a loan and not contemplate the risks involved such as prepayment, default, extension or paper defect.

The thought of refinancing has crossed my mind; however, I refinanced last fall and another refinance would mean additional closing costs...etc although the 203K loan is very appealing to me.Hopefully I can come up with some other solutions...one of which includes getting that reserve fund up in order to make lending easier.I am even contemplating calling my alderman for district 14 - Tony Zielinski.

Hello,I'm in Austin, TX and contemplating a flip partnership.

So she needs to come up with a down payment for conventional financing.The owner is also contemplating a cell phone tower lease on the property, which would provide (according to the owner) $2,500/mo lease income. 

Crime is high in both type of areas however ghettos will lean more toward burglaries, auto theft, property crime and maybe event assaults (lower income people often use violence to prove their point).

Your list here includes some things I have not yet contemplated, so it sounds like I should continue the journey towards listening to all of the episodes.

Perhaps I should rephrase it to something along the lines of, "What areas of concerns should I focus on when contemplating tear down?"
