From some articles I have read though it sounds like exterior upgrades tend to have pretty good ROI, replacing the front door with a nice new steel one in a color that works well with the house, and new siding (or stucco or brick treatment) can be quite a good improvement in the look, that usually has pretty good ROI.

However, I'm looking for 10+ years for a reason.  1) The first few years post Bubble anyone could buy low end properties almost anywhere, and 2) Repairs, vacancies and capex don't really show their true (costly) colors until year 10+.How far away are you from the properties and who is doing the management?

I asked for specifications book but the developer said they will leave it up to us as long as it complies with the plans, they have some specifics there but not too specific (ie they said dunn edwards paint but not to what color, not even if it is smooth finish or orange peel, that doesnt bother me much).
