I'm a little on the side of the smoker even though I don't smoke myself.

I might have to look at it like this, given the current condition of that place (smoker/unkept cats), he might even be paying closer to market than I thought.

She curses the kids, sprays water on the neighbors, shines lights and camera on their bedroom windows, dumps trash and cigarette butts on their fronts and sites.  

Framed local art scenes and some eclectic furniture, large pots or whatever to be the opposite of a holiday inn express (my hubands fav), an outdoor bistro set (for smokers) and maybe a bbq grill.

So I had asked my tenant to pick up the cigarette butts ONCE already, maybe about a month ago.

And I would recommend changing the ad to "Non-smokers only.

A turnover is generally an expensive event so you want to try and keep tenants in place as long as they are paying and not damaging the place.THE SMOKER: if he's paying on time and not causing any other problems, I would keep him.

I however go ballistic when anyone tosses cigarette butts.

There are some things that I think I can very easily ask for- credit for repairing the current slate roof to get me a couple more years before I replace it, credit for cleaning/detoxing the unit currently rented by smokers, and credit for and foundation patching for erosion due to the unadressed grading issues (the seller provided me with a 2009 inspection, funny enough).
