This decision has been made due to record-high interest rates and the worst Real Estate economy since 2008.

There’s a lot of construction, which could hurt both prices and vacancy rates.

Admittedly, my properties were mostly in the path of gentrification, so overtime was moving effectively getting rid of my section 8 tenants and going with better qualified, higher rent paying market rate tenants. 

If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.

Do the numbers make sense with each and all interest rates? 

@Robin Simon I completed a refinance with my credit union at terms of 3/30/75 @6.85% I will have the renwal in 2026 and hoping rates come down a little by then.

If he must attempt to get the low interest rates of 2021 on this deal, I suggest that he instead look for assumable loans.

The combination of Germany's stable economy, well-regulated property market, relatively low interest rates, and the opportunity for long-term capital appreciation make it a compelling choice for U.S.

But I did not like what I saw, anything under what Costar would rate 4 stars did not appeal to me. 

Interesting I thought, that they have that high of a rating.
