You could play it up and further demonstrate your level of seriousness by saying something like: "This offer is based on our assumption that the property contains a mix of 1 and 2 bedroom units totaling 16 rentable units, along with our initial research of publicly available information."

I have done a research, it appears the law does (DFW, Texas area) require LL to provide a healthy, well contained property for tenants.

Most of the mold ruined their usual work other than the bathrooms since the bathrooms were ceramic tile lol.I think the reason why the bank hasn't gone lower than $200K is because it has two houses and the land alone is worth $108K (according to the tax assessment).

I figure if I can average buying 2-3, do the necessary remodel work (ceramic wood-look floors, white semi-g-gloss walls..basically renter-proof the house) and hold it long term that in 10-15 years I'll be paid off and have great cash flow to retire on.My amateur thoughts are and keep in mind this is my limited guess on the oklahoma marketplace is:buy house 60-80K. invest 0-15K remodeling and simplifying the home.

Trash,, is a constant issue,, notify tenants,, properly dispose of,, add containers if needed.. let tenants know any trash not put in cans they will be fined,, I've dug thru trash found envelopes to tenants,,taken screen shot and they get 25.00 fine for not getting it in the bin.... don't be surprised if neighbor is one to call that complaint in.. 3.
