Don't get me wrong, some couples are so in-tune they can run a business together no problem but many are not 100% and partnering with them or making strong time/$$$ demands from them cam strain and ruin the relationship, it's not worth it.Bottom line, nothing wrong with asking for support, be ready to present your business plan but you are not asking anything other than support.

Now, the current lease is expiring and we need to raise the rent closer to market rates.We are not using a broker for this transaction so we don't have someone with real-time access to the market rates.Are there any free resources for mom/pop CRE owners that can help me ascertain current market lease rates and CAM charges?

Pay to have an inspection done with a written report.Pay to have a contractor walk the area (and possibly an electrician, and a plumber) and give you an estimate (in writing).Pay to have a sewer cam inspection done if the above seems financially viable.Look for easement issues, and title issues.Consider if fixes will kill off grandfathered building codes and force you to upgrade to current code.As has been said above, consider if fire abatement must be installed.How is the chimney liner, that should be looked at too, if you have to use the chimney.There will also probably be cost and time over runs during  the project due to it's size, and the coordination of trades and inspections needed.Now lets talk about the amount of fixup needed.

Roof and parking lot are huge expenses even if can be passed on to the tenants they can't take the additional to CAM all at once so landlord pays for new stuff and gets reimbursed over a long period of time.

You could just produce a lease with CAM charges and bill according to overall usage divided by four Or charge more for rent to cover water and sewer fees.

If I'm a millionaire and i want to lend someone 100k to buy and rehab a house I can, we cam have a private agreement drawn up with terms and parties sign it.If you are going to be lending institutional money or fund money from investors then that's when regulations and guidelines apply.
